Pests in a Georgia rental: who deals with them?
Georgia doesn't have one simple rule for this. Here's what state sources say. This isn't legal advice.

What the state says
Since 2024, Georgia law says any lease or similar agreement for a dwelling is deemed to include a provision that the premises is fit for human habitation. That comes from House Bill 404, which amended Code Section 44-7-13.
An answer on Georgia's Consumer Ed site, written in 2012 before that law, says a landlord is generally responsible for keeping the property in good repair, but pest control is not usually the landlord's responsibility unless the lease says otherwise. It adds that a landlord may be required to address a severe infestation, and that local housing and health codes may apply.
So the answer depends on your lease, how bad the problem is, what caused it, and the local code. Consumer Ed also notes that no state agency can step into a dispute and compel either party.

What renters in Augusta, Georgia can do
Read your lease
Look for pest control, maintenance and repairs. Some leases assign pest treatment to one side or the other.
Tell the landlord in writing
Georgia's Landlord-Tenant Handbook says to give prompt notice of problems needing repair, and that written notice is the better choice. Follow what the lease says about notice, and keep a copy.
Keep a record
Dates, photos and any replies. Bed bugs and German roaches can move between units, so it's worth noting if neighbors have them as well.
Get advice if you're stuck
A private attorney or legal aid office can tell you how the law applies to your lease. If you do hire a pest control company yourself, ask your landlord first and keep the service record.
For landlords
A quick response is usually cheaper than a slow one, particularly with bed bugs and German roaches in shared buildings, where they can move through walls. Check your lease wording and the fit for habitation rule with your own attorney, and keep each service record the company gives you.
